UNDERSTAND THE DETAILS
Understanding published deposit and equity information
Separate the property price, your contribution, the finance amount and transaction costs.
Provider-specific examples are not a market average. MCCA’s finance page states residential financing up to 90% and commercial financing up to 75% of property value, subject to assessment. These are different services with conditional limits, not a universal deposit rule.
ICFAL’s home-finance page describes a minimum 10% holding at conditional approval and separately states a 20% deposit in its FAQ. Mizan does not merge those statements into a single requirement or decide which applies to a particular applicant.
A percentage is only useful when you understand its base: purchase price, valuation or another amount. Also distinguish money held during a process from the eventual contribution at settlement. Ask whether fees and transaction costs require additional funds.
Questions to consider
- What value is the percentage calculated against?
- Is this a holding amount, deposit, equity requirement or final contribution?
- Which costs must be funded separately?
What this does not establish
Mizan has not established a representative Australian Islamic-finance deposit range, or whether a particular amount would be accepted for you.
