Separate the price from the finance

Keep the property price, your contribution and the amount to be financed separate. A deposit is not the amount you want to borrow. Ask whether any advertised limits depend on the property, documentation or transaction type.

Check whether you are speaking to a broker, funder or product issuer, and whose agreement you would sign. A provider’s website may describe several services without identifying every underlying funder.

Buying or refinancing

Start with your objective: a first home, a different home, an investment property or refinancing. These circumstances can affect which information you need and what a provider will assess. Mizan does not determine whether you will be approved.

Read the full arrangement

Ask the provider to explain who owns the property at each stage, how payments are calculated, what costs apply and what happens at the end of the arrangement. Do not rely only on a headline payment.

  • Request the complete fee schedule and applicable disclosures.
  • Ask about deposit or contribution requirements directly.
  • Understand early payout, missed payment and hardship arrangements.
  • Check the current Sharia governance documentation.
